Questions sellers ask us

Fees, closing costs, repairs, price, and what happens after you reach out. If your question isn’t here, call or text and ask.

Start here

Are you the buyer?

Yes. We buy houses ourselves. We’re not agents, and we don’t list your house. If it’s a fit, we make you an offer directly.

Why do you want to buy my house?

We’re real estate investors. We buy houses as-is and make our money afterward by fixing, renting, or reselling them.

Do I have to accept an offer?

No. Asking for an offer doesn’t commit you to anything. Hear the number, ask questions, and decide. Nothing goes on paper until we agree on a number.

Do I need to make repairs or clean out the house?

No. We buy the house as-is. You don’t need to repair, clean, or empty it, and you can leave behind anything you don’t want.

Do you charge fees or commissions? Who pays closing costs?

You pay no fees or commissions to us, and we pay the closing costs. Any mortgage or lien on the property is still paid off from the sale, so ask us to walk through what you would receive before you decide.

Can I choose the closing date?

Yes. You pick the closing date. Tell us the timing that works for your move, and the date goes in the written agreement.

Offers and price

How do you decide what to offer?

We look at the condition, what the house needs, who lives there, what similar houses sell for, and your timing. Ask us how we got to the number and we’ll walk you through it.

Can the offer or terms change?

The number we agree on can change if we learn something new about the house, such as damage we didn’t know about, a lien, or a question about who owns it. If that happens, we’ll tell you why before anything changes.

Property and closing

Will someone visit the property?

Sometimes. If we need to see the condition or check access, we’ll tell you why and set a time that works for you.

What happens after we agree on a price?

Once we agree on a number, we send a written purchase agreement with the price, the closing date you picked, and any conditions. Read it and ask questions before you sign. A licensed title company or closing attorney then checks ownership and any payoffs, holds our earnest money deposit, and handles the closing. They pay you at closing, not us. We pay the closing costs.

Can I sell if tenants are still in the house?

Often, yes. Tell us about the lease, who lives there, and any notice already given, and we’ll talk through whether a sale can work around it.

Do all owners or heirs need to agree?

Anyone with legal authority to sell may need to participate. Ownership, estates, trusts, and liens can change what documents or signatures are required, so raise those details early and get qualified legal or title guidance when the situation calls for it.

After you reach out

How did you get my number?

We reach out to property owners using public property records and data services. If you’d rather not hear from us, reply STOP to a text or tell us on the phone, and we’ll stop.

Can I submit my property details online?

Yes. Use the property form or call or text the number shown on the site. Submitting details starts a conversation and does not require you to accept an offer.

What happens after I submit the address?

Entering the address and choosing “Continue to contact details” only opens the next step; nothing is sent yet. The final “Share my property” button sends the inquiry. Chase and Colby then review the details and call you about the property. They text you only if you checked the optional text-message box. You do not have to accept an offer or enter a purchase agreement.

Who will contact me?

Chase and Colby review seller and property details, then call you about the property and your timing. They text you only if you checked the optional text-message box. You can ask them to stop contacting you at any time.

What if this is not the right fit?

You can ask questions, compare the offer with listing or waiting, and choose not to continue. Submitting an inquiry does not require you to accept an offer or enter into a purchase agreement.

Can I ask you to stop contacting me?

Yes. You can ask us to stop contacting you at any time, including by replying STOP to a text where available.

What information is stored, and for how long?

Your details go into our customer records so Chase and Colby can follow up. Our website host keeps basic request logs for up to seven days, without what you typed in the form. We also keep a small delivery receipt for 30 days so a request isn’t processed twice; it doesn’t include your form details either. You can ask us to correct or delete your information at any time. Our privacy policy has the full details.

When will I hear back?

Within 24 hours. After you send the form, we review your details and call you about the property. If you checked the optional text-message box, we may also text you. Include any deadline or timing that matters in the property notes, or call or text us to start the conversation.

Tell us about the house.

Share the address and Chase or Colby will call you to talk it through. If our offer isn’t right for you, you say no. That’s it.

What we’ll ask on the first call

  • Who owns the house
  • Who lives there, and how we could see it
  • What condition it’s in
  • When you want to move

Rough answers are fine.
